So, what’s going to happen? What’s next?
ARRANGE YOUR FINANCE
You will need to arrange finance approval so when you find the perfect property you will be ready to make an offer without delay and disappointment.
FIND THE RIGHT PROPERTY
Start searching and visiting properties until you find that “perfect” property. Request a copy of the contract for sale from the agent for our review and request that your finance provider obtain unconditional loan approval.
CONTACT US TO DISCUSS
Once you have found the property you need to contact us. We will review and negotiate the contract for you and promptly get you to the point where contracts can be exchanged.
MAKE AN OFFER
We suggest that you commence negotiations on the purchase price immediately. Making an offer is not binding but can be time consuming so the earlier you start the better.
ARRANGE PROPERTY INSPECTIONS
We highly recommend that property inspections be carried out prior to entering into a contract for sale unconditionally. Inspection reports should disclose any defects that may detrimentally affect the property. We are able to arrange these inspections on your behalf.
MEET TO SIGN THE CONTRACT AND PAY THE DEPOSIT
Once your finance is unconditional, your property inspections are done and the contract is fully negotiated we will arrange a meeting for you to sign the contract.
EXCHANGE OF CONTRACTS WILL TAKE PLACE
Once we have the contract signed we will arrange for an exchange of contracts to take place. The vendor signs a separate contract. An exchange of contracts is when the conveyancers or real estate agent ensures that the contracts are identical by checking the contracts page by page. Once satisfied that the contract is identical it will then be dated. The deposit is required at this time. Once the contract is dated both the vendor and the purchaser will be bound to complete (subject to any cooling off rights).
SIGNING MORTGAGE DOCUMENTATION & FIRST HOME OWNERS GRANT DOCUMENTATION
Between exchange and settlement you will need to sign the mortgage documents that the financial institution will prepare and send to you. You need to make sure that this is done promptly to avoid any settlement delays. If you are entitled to the First Home Owners Grant you will need to make sure that you have completed the appropriate forms and return them to your mortgage provider so the funds are made available on settlement.
FINAL INSPECTION
Prior to settlement you are entitled to carry out a final inspection of the property. The real estate agent will accompany you when you do this.
ARRANGE FINAL FUNDS FOR SETTLEMENT
If you are not borrowing all the funds from the mortgage provider then you will need to arrange for the funds that you are to contribute to be made available. Generally information for cheques will not be made available until the day prior to settlement. Once the cheques are drawn they will need to be delivered to us for settlement.
MOVE IN OR FIND A TENANT
Once settlement takes place you are entitled to collect the keys from the real estate agent and start moving in or finding a tenant. Enjoy your new home!
